Nearly every paver patio we build in Ridgefield goes onto a lot where the builder left compacted subgrade under a thin layer of hydroseed. That ground has been driven over by loaded trucks for months. It is dense, it does not drain, and it is actually a decent subgrade for hardscape — provided we excavate to it properly and separate it from the base with fabric so the clay does not pump up into the rock.

The bigger issue on new Ridgefield lots is grade. Builders commonly leave the yard close to flat or even falling slightly back toward the house. Before we lay a single paver we correct that, because a patio pitched the wrong way channels water at your foundation for the next thirty years.

Access is usually good on these lots since fences are new and gates are standard width, which keeps costs down — we can generally get a machine into the back yard rather than wheelbarrowing every yard of base rock.

Should we put a patio in before or after the rest of the new-build yard?

After drainage and grading, and before lawn and planting. On a bare Ridgefield lot the patio base is part of the same earthworks exercise as the drainage, so doing them together saves an entire mobilisation. Putting lawn in first and the patio second means tearing up grass you just paid for.

Why does a new-build lot need a deeper base than we expected?

Because the subgrade is compacted construction fill rather than settled natural ground, and on the poorly drained parts of Ridgefield it holds water for much of the year. That combination needs geotextile separation and a properly built base in lifts, or the rock migrates into the subgrade and the patio moves.

Will our HOA have an opinion on the paver colour?

In several of the newer developments here, quite possibly — Taverner Ridge, Ridgefield Heights and similar neighbourhoods often have material and colour guidance. Send us the guidelines before we finalise the selection and it becomes a non-issue rather than a letter after the fact.

Can the patio be built before we move in?

It is often the ideal time. An empty house means unrestricted access for machinery and material, no furniture to work around and no family living beside an open excavation. If you know your closing date, tell us early and we will try to align the schedule.

Our lot has a wet corner. Does that rule out a patio there?

Not necessarily, but it changes the build and it has to be dealt with rather than paved over. A patio laid over ground that saturates from October to May without addressing the water will move. Sometimes the answer is drainage first; sometimes it is siting the patio somewhere better.

Can you match a patio to the paths the builder already put in?

Sometimes, though builder-grade hardscape is often a different product line entirely, and matching it is not always the goal. Where the existing work is thin or already settling, extending it can mean inheriting its problems. We will give you a straight view on whether to match it or replace it.

Is it worth building a bigger patio now rather than extending later?

Generally yes, because the expensive parts — access, excavation, base and mobilisation — are largely the same whether the patio is 300 or 500 square feet. Extending later means paying for all of that a second time and living with a visible join between dye lots.

Can we see a Ridgefield patio you have built?

Usually, and being based here makes it easy. Looking at a patio that has been through a few winters tells you far more than a photograph — particularly how the edges have held, whether the surface still drains properly and how the joints have worn.
