Most Vancouver back yards we patio are between 300 and 600 square feet of usable space, often in Cascade Park, Fisher’s Landing or the Orchards subdivisions. At that size the layout matters more than the material: a seat wall along one edge buys you permanent seating without furniture eating the floor space, and running the paver field right to the fence line makes the yard read larger than a patio floating in the middle of a lawn.
The City of Vancouver regulates impervious surface, and on a smaller lot a large patio can push you toward that limit. Permeable pavers let water pass through the joints into an open-graded base instead of running off, which can keep a project workable where a solid surface would not be. It is a real engineering answer here, not an upsell.
In the older neighborhoods — Hough, Carter Park, Shumway — the constraint is usually mature tree roots. We lay out around root plates rather than cutting through them, because a patio that costs you a forty-year maple is a bad trade.

A paver patio is only as good as what is underneath it. Most of the failed patios we get called out to repair in Clark County look fine the day they were finished — they sank two winters later because somebody laid pavers on four inches of loose sand over clay. We build the base first and the pretty part second.

Will a paver patio push us over Vancouver’s impervious surface limit?
It can, depending on your lot size, zoning and what is already covered. A standard paver patio counts as impervious in the same way concrete does. It is worth establishing your available coverage before settling on a size, because finding out late means redesigning rather than adjusting.
Do permeable pavers get around the coverage problem?
Frequently, yes — that is exactly why they come up so often in Vancouver. Water passes through the joints into an open-graded base rather than running off. The base build is deeper and more particular than a standard patio, so it costs more, but on a constrained lot it can be what makes the project possible.
How big a patio actually fits a Cascade Park or Fisher’s Landing back yard?
Most of the east Vancouver yards we work in give 300 to 600 square feet of genuinely usable space. At that size the layout matters far more than the material, and running the paver field out to the fence line usually reads better than a patio floating in the middle of a lawn.
Can you get a machine into a typical east Vancouver back yard?
Sometimes, through a side gate, and sometimes not at all. These lots often have a narrow side yard with a gas meter, a heat pump and a fence in the way. Where nothing fits, base material comes in by barrow, which is slower and costs more — so we check it before pricing rather than after.
Our older Vancouver patio has sunk against the house. Can it be relaid?
The pavers themselves are almost always reusable, which helps. But if it has sunk toward the house, the problem is the base and the grade, so relaying without rebuilding underneath just repeats it. On the older lots this is usually also the moment to sort out where the downspouts discharge.
Is our address inside the city for impervious rules?
Not always — plenty of Vancouver postal addresses around Hazel Dell, Minnehaha and Orchards sit in unincorporated Clark County, where the rules differ. Since it changes what applies to your patio, we confirm the jurisdiction before quoting rather than assuming.
Can a patio work in a narrow Vancouver side yard?
It can, and it is often the most underused space on these lots. A paved side run with proper drainage and screening turns mud and a hose reel into usable circulation. It also tends to be where water concentrates, so it frequently solves a drainage nuisance at the same time.
What about the mature trees in the older neighbourhoods?
Around Carter Park, Shumway and Hough the trees usually predate the patio and are worth more than it. That means keeping the base excavation out of the root plate, and accepting that a flexible paver surface handles the slight movement near a mature tree far better than a concrete slab would.
